We close after due diligence — title, survey, perc test, utilities and zoning — which normally runs about eight weeks. We pay cash. There is no mortgage contingency to wait on.
What makes a lot work.
- Sewer, or soil that will pass a perc test for septic
- Power at or near the road
- Legal access from a public road, already in place
- Out of the floodplain
- Zoned for a single-family house on its own lot
- No new road required to reach it
The last one is the usual deal-breaker. A parcel that needs a new road built to state standards is a different business from ours. Send it anyway — we will tell you quickly instead of leaving you waiting.
